It is official: the council has granted planning permission for Fabrica. That means we can now convert the building at Hastelweg 224 on De Hurk in Eindhoven into what it was always meant to be: a place where businesses make, build, test and produce.
Planning permission sounds like paperwork, and it is. But for you as a future tenant, it mainly means certainty. The plan is fixed, the renovation can start and we now have a concrete timeline to occupancy.
What the permission makes possible
Fabrica will not be an office building with a few workbenches in it. We are designing it for making from the ground up. You can see that in the choices we have now made:
- Workshops on the ground floor, with water and drainage ready in every unit.
- Bright studios on the first floor, around an open atrium.
- Three-phase power in the building and your own connection and meter for every space.
- Two large loading bays and a goods lift for pallets.
- Shared spaces to meet each other: a social hub, a courtyard garden and a lounge.
The outside stays recognisable
The permission also determines how the building looks from the street. The colours of the façade, for example, are now settled. Inside, we are overhauling everything; outside, the building gets a calm, well-kept look that suits its surroundings. Soon, anyone driving along Hastelweg will see a building full of work, not a grey building waiting for something to happen.
What this means for you
With planning permission in hand, the renovation is getting under way. We expect to open the doors from the second quarter of 2027. That may seem a long way off, but for a business planning a move, it is exactly the right moment to come and have a look.
