Anyone driving along Hastelweg in recent weeks will mostly have seen a grey industrial building. Inside, though, the picture changed long ago. The renovation of Fabrica is in full swing and we are renewing the building from the inside out.
The basics first
A good workspace starts with the things you cannot see. That is why the first phase is all about the fabric of the building:
- A new roof with insulation.
- A heat pump for heating.
- Underfloor heating and cooling throughout the building.
- New installations, so that every space gets its own electricity connection and meter.
You will notice the result every day. A comfortable temperature in your workshop or studio, without having to sort out your own heaters or air-conditioning units. And an electricity bill that matches what you use, not the average for the building.
Ready for real work
Fabrica is built for makers, and that takes more than an office building. That is why we are preparing the building for work that creates dust, noise or heavy power demand:
- Three-phase power in the building.
- Ventilation and acid-resistant floors, suitable for labs and test set-ups too.
- Water and drainage for every unit on the ground floor, so you can fit your own sink or kitchen unit.
- Emergency exits and a goods lift for pallets.
Lighting has not been forgotten either. Every space comes with basic lighting, so you can walk in and get straight to work. If you want extra light above your workbench or a different fit-out, that is available as a package.
Still time to have your say
Because the renovation is under way, the layout is not yet set in stone. The walls between the units can be moved. If you need a space that is slightly larger or smaller than on the floor plan, or you want to combine two units, now is the time to talk about it.
What comes next
Tenants are expected to move in from the second quarter of 2027. Until then, we will keep you up to date on the milestones of the build here and on Instagram, from the first walls to the day the keys are ready.
