Your business is outgrowing the shed, the garage or the cramped unit. Time for a proper workshop. But renting a workshop is not the same as renting an office. What looks good on paper sometimes does not work in practice. These questions help you avoid surprises.
1. Is there enough power?
A table saw, a compressor, a kiln or a welder needs more than an ordinary socket. Ask how much power is available and whether you get your own connection. List the machines you use in your request, so the landlord knows what to allow for.
2. Do you pay for your own use?
In many commercial buildings, electricity is split across all tenants. Fine if you use little, costly if your neighbours run heavy machinery. A separate meter for each space is fairer: you pay for what you use yourself.
3. How do you get your things in?
Materials, stock and finished products have to go in and out. Check the loading bays, the width of the doors and whether there is a goods lift if you are on an upper floor. A pallet truck that does not fit down the corridor costs you time every week.
4. What is included in the price?
Do not just compare the rent per square metre. Think in terms of a monthly amount and check what it includes: service charges, heating, internet, cleaning of the shared spaces. Only then do you see what a space really costs.
5. Can you grow without moving?
If things go well, in two years you may need twice as much space. Ask whether units can be combined or whether you can move to a larger space within the building.
6. What are you allowed to change?
Want to paint walls, hang extra lighting or fix a workbench in place? Ask about the house rules beforehand. That way you know what you will need to put back when you leave.
7. Can you register your business there?
A registered address with the Chamber of Commerce (KVK), a letterbox and an intercom turn a space into a real business location. Useful for post, for clients and for the impression you make.
How this works at Fabrica

- Two loading bays for forklifts and pallet trucks, with a goods lift round the corner.
- One monthly amount including service charges. Only your own electricity comes on top.
- Movable walls, so your space can grow with you.
- Registration with the Chamber of Commerce, with a letterbox and an intercom in the building.
