A lab next to your desk
Lab space for engineering firms, product developers, high-tech suppliers and automation businesses building prototypes, test set-ups and electronics. Desks are fine, but a bit of workshop belongs here too.
Sound familiar?
You are in an office, but your prototypes and test set-ups really want a workbench.
You currently solder, print and test at home or at a partner's, and that slows you down.
You are looking for a place where development and building happen under one roof, without the rent of a warehouse.
Why tech and labs feel at home here
Ready for lab work
Ventilation, power-floated concrete floors with underfloor heating and cooling, and emergency exits are included in the design.
Power where you need it
Your own connection and meter per space. You pay for what you actually use.
Build and develop
A workshop downstairs or a studio upstairs. As your team grows, your space grows with it.

Good to know
Is the building suitable for lab work?
Ventilation, power-floated concrete floors with underfloor heating and cooling, and emergency exits are included in the design. Tell us in your request what you will be doing and we will look together at which space fits.
Can I have desks as well?
Yes. Desks are fine, as long as there is a bit of workshop or lab alongside. Fabrica is not an office building.
How far is it to the High Tech Campus and TU/e?
By car you are at the High Tech Campus in about 7 minutes and at TU/e in about 8 minutes. Strijp-S is around 4 minutes away.
When can I start?
The renovation is under way. Occupancy is expected from the second quarter of 2027. Request a space now and you will have the most choice.
